The problem
Bill L 34, put forward on 7 Oct 2026 with planned start 1 Jan 2027, would let landlords send payment demands (lejeloven § 182, stk. 2) and certain notices to quit (§ 176) digitally for the first time. The catch: it only works if landlord and tenant have agreed in writing, the message goes through a secure provider the tenant chose (end-to-end encrypted, MitID login), and it is received between Monday 08:00 and Friday 16:00 on a working day. A notice received on a public holiday or Christmas Eve is invalid, and an ordinary email does not count. Either side can switch back to paper post with one month's notice. Danske Udlejere warns that this leaves plenty of room for formal mistakes, and an invalid påkrav cannot support an eviction. Small private landlords with a few flats track this in their heads today.

Who it's for
Landlords
Freemium sketch
Free: a send-window checker with the Danish holiday calendar and a consent-clause checklist for one lease. Paid (~79 kr/month for up to 10 leases; ~249 kr/month for small administrators): per-lease register of the digital agreement, the tenant's chosen provider and Digital Post exemptions, scheduled sending only inside the safe window, reminders when someone asks to go back to paper, a påkrav content checklist with 2027 fees, and a PDF evidence log per notice.
Competitors
Full property admin systems such as Pemivo, Ejendomsdrift, eindom and BoligPortal Boligadministration handle leases, rent and reminders, and secure delivery providers like Addo Sign can carry the message. None found that focuses on the new L 34 validity rules for very small landlords. Expect the big systems to add it, so the wedge is a cheap add-on that works next to them.
Build notes
Next.js + shadcn, Neon (EU), Auth.js. Lease and consent records plus a rules engine for the delivery window and Danish holidays (including juleaftensdag). v1 does not send anything itself: it schedules a reminder, generates the påkrav PDF and logs the provider's receipt the landlord uploads. Later: an integration with a secure delivery provider. Resend reminders via Vercel cron.
